What’s Happening with the Greater Cincinnati High-End Housing Market?

The last eighteen months a lot of focus has been placed on the first time homebuyer.  Today we’re shifting gears a bit to look at what is happening with the $400,000+ market for single-family new construction.

Looking at data through the third quarter of 2010, there has been a 34.7% drop in closings compared with the ame period in 2009.  However, permits have risen 42.1%, something we alluded to back in early September.  As some of the area’s larger building companies continue to expand their product offering they are moving up in price point thus capturing more of this market share.

The leading active community in this price range is Carmelle in Mason with a median sale price of $450,000.  At this time last year there were 11 homes sold and 11 homes permitted, while this year the community has 12 sales and 20 permits pulled thus far.
