LEED Certification Really Pays

Each of these residents’ new homes recently received final LEED certification from the US Green Building Council. LEED Certification is a green certification program that requires superior energy efficiency, water saving features, improved indoor air quality, sustainable land use, and overall superior building performance.

Not only will each of these homeowners experience up to a 50% savings on their utility bills (when compared to new homes built to today’s energy code), they will also save thousands of dollars on their property taxes because they invested in a LEED-Certified home in the City of Cincinnati.

The City of Cincinnati was the first city in the country to offer property tax abatements for LEED Certified homes.  Any new home built to LEED standards within city limits, including condominiums, are eligible for a 15-year 100% tax abatement valued up to $530,450. Owners will pay taxes on the value of the vacant property.

These homeowners at Northwind will save $2,500 – $4220 each and every year for 15 years! The savings are calculated based on the total purchase price of the home. Homes in Northwind range in price from $140,000- $235,000.

Let’s look at the big picture: each of these homeowners in Northwind will save on average $50,400 in property taxes over the 15 year period because of this property tax abatement.  Talk about smart savings!

Because Potterhill Homes is committed to building homes with superior energy efficiency, these homeowners will also save, on average, $1,200 each and every year on their utility bill (when compared to new homes built to the energy code).  If you compare Potterhill’s energy efficient standards to older, existing homes, the savings in energy bills nearly doubles to an average of $2,080 each year.
