Why buy new construction vs. existing?

Posted By on April 28, 2009

Of course as a homebuilder I think you should buy new construction vs. existing homes, but have you ever really thought about the advantages of buying new vs. existing?

–  When you buy a new home you get exactly what you want.  You won’t have to replace old carpet, countertops or aging appliances or roofs.  You select the floor plan, appliances, window treatment and flooring.

–  New homes carry better warranties.  Potterhill Homes has a 7-year whole-house warranty. It covers everything from appliances to plumbing to electrical and even the furnace & air conditioner for a full 7 years (the item will be fixed or replaced with a $50 deductible per claim).

–  Today’s new homes can be wired to take full advantage of the latest communication, security, home office and entertainment technologies.

–  New homes often sell at higher resale values than older homes.

–  Builders today are subject to more stringent disclosure standards than existing home sellers.

–  New Homes are safer than older homes. They have the most up to date wiring and electrical components and have been constructed to meet today’s stringent building codes.

–  New homes are healthier because asbestos, lead, and other hazardous materials are no longer used in new home building.

–  New homes are more energy efficient.  Newer window technology, increased efficiency in heating & cooling systems and better insulation and better control of air infiltration are just a few of the things that make new homes far superior in energy efficiency than existing homes. New homes are twice as energy efficient as homes built prior to 1980. Potterhill homes are 50% more energy efficient on heating & cooling than the Energy Code requires.

–  Existing and or older homes are more expensive to maintain and require additional maintenance and upkeep vs a brand new home or condominium.

–  New homes offer more updated floor plans, typically featuring more storage, larger rooms and modern features.

…And I would be remiss if I didn’t say, have you seen Potterhill homes?!?!? They have all of the great architecture & detail of homes from a bygone era with all of the modern plan designs & energy efficiency of today’s homes. It’s the best of both worlds!

Carolyn Rolfes is the President of Potterhill Homes. And she's also a Rolfes - as in daughter of Dan Rolfes, the infamous Red Tag Man of Holiday Homes. So what does that say about Carolyn and who she is? Plenty. When you grow up the daughter of man who does commercials in his red underwear, you have no choice but to have a great sense of humor and humility from a very young age. Carolyn and Dan founded Potterhill Homes in 2001 and she has grown it to be one of the most successful home builders in Cincinnati. Home building is in her blood and she has a keen awareness of what consumers look for in a new home and how to deliver value at all levels. And while we don't make Carolyn dress up in green underwear for our commercials, we bet she would if we asked!
