Told You So!

I’ve been building new homes for over thirty years and it never ceases to amaze me how some buyers think they can get something done for less. Everyone has an Uncle Charlie or a cousin Vinnie who does concrete work or drywall. Over a beer they tout their ability to do the work for much less than any builder. In some cases they probably can. But the following questions must be asked; how much less? Will you get warranties for the work and materials? And of course my favorite, how long will it take?  

First let’s tackle, how much less. A builder like Potterhill Homes, who builds over 100 homes per year, can volume buy anything significantly lower than any small builder. Potterhill pays its’ vendors fifteen days after work is completed. By using this frequent pay method we get additional discounts. We don’t use some one just because of price. We use some one that is going to give us the best quality at the best price. When you do over 100 homes a year you get very good at acquiring the perfect blend of price of quality.

Now are you going to call Uncle Charlie when you have a problem? Potterhill Homes provides a warranty that covers the entire home. Our customers have a 130 point quality check on their home prior to closing. Then during the first year we allow our customers two additional opportunities to check the house, at sixty days and eleven months. At eleven months we fix the inevitable drywall cracks and nail pops. In addition our customers receive a 10 year structural warranty and a seven year warranty that covers our customer’s mechanical systems and appliances. Try getting that from cousin Vinnie!

Now for my favorite, time; Potterhill homes guarantees that your home will be completed in 90 days or we pay you for every day after. This guarantee is only possible because we work with schedules. The plumber is in the home on a Monday and the Electrician on Tuesday. Outside contractors have other priorities and have no loyalty to you. Our contractors have loyalty because they have 99 other homes to build after this one. Time can be expensive and emotionally distressful. Interest rates can rise substantially in the thirty days it took for you to save three hundred dollars. When you have to get your kids into school by September and your home is still waiting on Uncle Charlie’s drywall crews.

So when you tell me that you can get the flooring put in cheaper, I’m always going to respond, maybe were not your builder, because I don’t want to have to tell you I told you so.
