Tips for Selling Your Home in Today’s Market

Let me begin by saying your home probably isn’t worth what you think it’s worth in this market.  If this fact is too much for you to bear, then read no further, and take your home off of the market until real estate in general starts to rebound.

If, however, you’ve come to terms with the fact that you may have to take a hit on your existing home in order to gain even more of an advantage on a new home, then by all means please take these tips & use them to help you sell your home.

 1. Clean, de-clutter, clean some more.  For instance, make sure your countertops in the bathroom & kitchen are free from any items. Store the toaster & the hairdryer for now so prospective buyers can get a good look at the space, not your small appliances. Tidy up your closets. Clean like your mother-in-law is coming to town.

2. Start packing. If you’ve de-cluttered like I told you to, you’ll need to start packing & store boxes somewhere outside of the home (garage or storage facility?)

3. Take personalized touches out of the home. This includes photos of your family/ pets/ friends.  Prospective buyers need to be able to see themselves living in this home, not photos from Aunt Bessie’s birthday.

4. Make sure your lawn & garden are in tip-top shape. Mow the grass. Weed the flower beds. Plant some fresh/ colorful flowers.

5. A little paint goes a long way. If you have white walls, paint them a light/ neutral color. If you have extremely bold color walls, you may also want to consider painting them a more neutral color.

6. Before & during showings, make sure your pets are nowhere to be found. This includes their bowls/ toys/ kennels and the pets themselves.  Not everyone loves Fido as much as you do.

7. Only when you have completed steps 1-5 above, list the home with a Realtor. Make sure to interview several prospective realtors prior to selecting one. A good realtor should be able to tell you all I have told you here and then some.

8. Check out your neighborhood competition & make sure you price your home right the first time.  Make sure you look at actual Sales prices and not just Listing prices.
